Private pool - a flexible approach ensures the project goes swimmingly  

A private client approached  Hookway to assist with providing early budget advice on a new build swimming pool within the garden of their home.

The challenge

Throughout the design development Hookway provided feedback to both the design team and the client to achieve a scheme that met stringent planning and environmental issues whilst retaining the design intent for a cost that was acceptable.

To meet the programme and have the pool operational in a very short timeframe, detailed procurement routes and associated risks were explored and explained to the client to enable them to make informed decisions. Hookway was retained throughout the works to provide a full cost management and Principal Designer role.

The solution

Once a design had been agreed and planning obtained the project was procured under a two stage tender process. The works were then let on an ‘open book’ basis using highly collaborative project management to enable detailed design to continue whilst the very complex foundations were being constructed.

The route chosen allowed the pool to be completed in a shorter timeframe than may otherwise have been possible under traditional procurement methods. The design and every detail of the works was also paramount and the procurement route enabled very tight control of such to be retained by the designer and client.

The result

The final project was completed to a very high standard of finish to the delight of the client. Due to the flexible nature of the contractor and procurement path, the landscaping works were also able to be completed by utilising excavation plant whilst it was not being used on the building works, thus saving unnecessary additional costs. The design was also able to be revised as works proceeded to enable the client to have exactly what they wanted without becoming exposed to potentially expensive claims that can often occur under more traditional procurement routes.
